Paul & Dalton Plantation, ACE Basin



Paul & Dalton plantation is renowned as "one of the best waterfowl properties on the Atlantic Flyway...."  A 1,014 Acre turn-key sporting property in the heart of the ACE Basin, there are over 600 acres of managed brackish waterfowl impoundments for superb hunting.  

Improvements consist of a 4,000+ Sqft. main lodge, 4 well appointed cottages, a pool and pool house, with 2 guest suites and an English style "Pub", tennis court, manager's lodge, dog kennels, Stables with 6 well ventilated stalls & several fenced pastures, agricultural support buildings, waterfowl observation towers, and a dock on the Combahee.

Paul & Dalton was first settled in 1697 as an Indian Trading Post.  The rice fields were developed after a Kings Grant was made of the marsh in 1733.  The plantation takes its name from the two properties joined to create it prior to the Civil War (the Dalton Family and James M. Paul).  This plantation was one of the first plantations converted to a sporting property, when it was acquired by JK Hollings and Charles Lawrence of New York in the 1920's.  It has been continually managed for waterfowl since that time.

The main house consists of 4,027 SF of living space. It has recently been meticulously remodeled, the home has numerous wood burning fireplaces, and entertaining spaces.  The master bedroom comprises the left wing of the home and has a sitting room/ office.  The upstairs deck overlooks the serene banks of the Combahee and promises spectacular sunset views.

Guest Cottages, Tennis Court and Manager's Residence
There are numerous guest cottages and outbuildings on the property.  Among them on the hill are a guest cottage with 2 bedrooms, a kitchen cottage with a full kitchen and dining room for family gatherings, and a pool cottage with English style pub and 2 bedrooms.  Beyond that are tennis courts.  On the main drive, there are 2 smaller cottages, and a manager house.

Equestrian Facilities
The Plantation has excellent equestrian & other livestock facilities.  The main barn consists of 6 large, well ventilated stalls, the brick covered aisle is useful for tacking and un-tacking, and the main aisle of the barn houses feed, tack and supplies.  There is a separate 2 stall wash rack, a donkey barn, and a goat paddock.  There are large, correctly fenced pastures for separate and safe turnout.  Most pastures have run-in shelters.

The Grounds
The grounds at Paul & Dalton are spectacular.  From the gated entrance down the avenue of grand oaks, Paul & Dalton is a spectacular property at every turn.  Wildlife co-exists peacefully in its natural habitat with the guests who are welcomed here.

The plantation is situated on the east bank of the Combahee River about 47 miles from Charleston. The area known as the ACE Basin represents one of the largest undeveloped estuaries on the east coast of the United States. The watershed of three rivers—the Ashepoo, Combahee, and Edisto—collectively forms the ACE Basin, containing a mix of freshwater and brackish marsh, seasonally flooded bottomland hardwood forest, and upland pine-hardwood forest. Together, the basin’s wetlands and adjacent forests represent the largest undeveloped region along the Atlantic Coast.
 

The ACE Basin consists of approximately 350,000 acres of diverse habitats including pines and hardwood uplands, wetlands, fresh, brackish and salt water tidal marshes, barrier islands and beaches. 

The ACE Basin's  unique estuarine system provides invaluable habitat for a rich diversity of fish and wildlife including such endangered species as the bald eagle, osprey, wood stork and loggerhead sea turtles. Paul and Dalton is a microcosm of this spectacular neighborhood in the South Carolina lowcountry, and one of the finest waterfowl plantations on the eastern flyway. The property is protected under a conservation easement.
